Selling a Home with Spray Foam Insulation in Warrington: What Buyers and Surveyors Look For
If you’re selling a house with spray foam insulation on the underside of the roof, it’s worth knowing before you list: it’s one of the most common reasons sales in the North West run into trouble at the survey stage.
That isn’t because every spray foam installation is bad. It’s because many lenders and surveyors can’t see the condition of the roof timbers behind it — and if they can’t inspect them, they won’t take the risk.
What actually happens at survey
A buyer’s surveyor goes into the loft, sees foam sprayed across the rafters and underside of the tiles, and can’t assess the timber, the felt or the fixings. The report then flags it, often recommending further investigation.
From there it tends to go one of three ways:
- the buyer’s lender declines to lend on the property, or asks for evidence the installation is suitable
- the buyer asks for a price reduction to cover removal
- the buyer pulls out, because there’s a cleaner house down the road
None of these are great when you’ve already found your next home.
Why it’s a lender issue, not just a buyer issue
Lenders worry that closed-cell foam in particular can trap moisture against the roof timbers, leading to rot that nobody can see until it’s serious. Some foam was also sold with promises — like being suitable for equity release or remortgaging — that didn’t hold up later.
Faulty installations can also fall foul of building regulations, which means questions from the buyer’s solicitor as well as the lender.
Getting ahead of it
If you know there’s spray foam in your loft, the best time to deal with it is before you put the house on the market. That way you control the timing and cost, rather than negotiating under pressure with a sale hanging on it.
Professional spray foam removal takes the foam back off the rafters and underside of the roof covering, so the timbers can be inspected and any damage dealt with. The loft can then be re-insulated in the conventional way — typically quality loft insulation laid between and over the joists — so the house stays warm and is straightforward for any surveyor to assess.
What to keep for your buyer
Keep the paperwork. A clear record of what was removed, the condition of the timbers afterwards and what replaced it gives a buyer’s surveyor and lender exactly what they need, and helps keep a sale moving.
Common questions
Do I have to remove spray foam to sell? Not legally, but if lenders won’t lend on it, the pool of buyers shrinks to cash buyers — who will usually expect a discount.
Is all spray foam a problem? Not always, but lenders often treat it as one because the roof can’t be inspected. We’ll give you an honest view at the survey.
